So what does it take to be a conscious consumer?

First of all, you need to know the net square meter of the house in order to find out whether the price of the house you intend to buy is correct.

In a house’s net measurement, it is calculated as the net areas inside its walls. Rooms are all areas of use such as living room, toilet, bathroom, kitchen, balcony.

In the gross measurement of a house, there are stairs and ventilation spaces on the floor it is located in, and the area occupied by the elevator shaft if there is an elevator.

Here is this measurement difference; It also reveals the necessity of making calculations according to gross and net square meters when buying a house.

In the market, the gross square meter of the house sold in sales and promotion offices is specified, so buyers cannot see the net measurement of the house they are considering to buy. Some vendor companies try to increase the attractiveness of the apartment by showing high square meters.

Unfortunately, since some contractors and real estate agents act by considering their sales policies and the superficial satisfaction of the customer, it is also seen as a market requirement that they always advertise on the gross area.

Therefore, it is necessary to examine not only the price, area or project information, but also many conditions in the decision to buy a house. When examining sales brochures and the house, it is also necessary to look at the use and usefulness of the rooms.

At this point, you need to calculate where the differences between sales square meters and usage square meters come from and how much.
Find out by measuring the Gross and Net difference

First of all, you can measure the usage areas such as living room, bedroom, bathroom, toilet, kitchen while visiting the house you are considering to buy, by means of laser meter. In this way, you can see the difference between the square meter calculation that you will prepare and the square meter measurement specified by the contractor or real estate agent, and bargain at the rate of this difference. and as a result, you may request a discount from the sales price.

Alternatively, you can request to examine the flat plan by going to the Land Registry Office of the house you intend to buy. With this method, you will see the official measurement. But at this point, we would like to point out that; In the event that the previous owners or the contractor have made renovations within the scope of the house in question, that is, changes have occurred in the measurement of the house, the flat plan may not be up-to-date. For this reason, we can say that it may be more accurate to make a physical measurement in order to reach a healthier result with betting.

At this point, we would like to emphasize that; According to the new Zoning Law prepared on this subject, square meters will now be clarified. With the arrangement to be made, the net square meter of the house will now be used in the project, sale and title deed. As a result of such an arrangement, it will be easier to protect the consumer within the scope of square meter differences.

If, after purchasing the real estate, you realize that the measurements about the house in question are different from the measurements you have given; You will have the right to demand compensation by applying to the court in accordance with the defective performance provisions mentioned in the general provisions of the sales contract of the Turkish Code of Obligations.

But we would like to point out that; If the contract includes the net and gross square meter measurements of the purchased house, the consumer’s right to object is no longer in question. For this reason, it is necessary to read the contract thoroughly and make an evaluation by paying attention to the gross and net square meter size in question.
